How Qeja works

Qeja (also written Qeja by Fayvad) is the public discovery face of Fayvad Property. It is not a separate listings marketplace with its own invented ads. When you see a home on Qeja, it is a unit that a landlord has marked vacant and listed in the same inventory system used for leases, rent, and maintenance.

Why “live vacancy” matters

Many Kenyan rental sites mix agent promotions, stale posts, and sale inventory. Qeja’s rule is narrower: a unit appears only when it is available, listed, and attached to an active place (location) in Fayvad Property. When that unit is occupied or unpublished, it leaves the public search. That is the product promise behind “real vacancies, not ads.”

• Homepage — Property brand first, with a teaser of live units
• Seeker signup — optional free account for saved searches and alerts

You do not need an account to browse or, in the usual configuration, to send an enquiry. Creating a seeker account unlocks saved searches, vacancy alerts, and (when contact credits are enforced) unlocking landlord contact.

Search and filters

On Qeja search you can narrow inventory with:

• Where — free text across area, building/place name, unit number, and description
• Neighbourhood and city — from values present on live listings
• Type — Single room (shared facilities), bedsitter (self-contained), or 1 / 2 / 3+ bedrooms
• Budget — rent bands in Kenyan shillings (KSh), such as under 10k, 10–20k, 20–40k, 40–80k, and 80k+
• Amenities — optional tags landlords have attached to the unit

Popular neighbourhood chips (when inventory exists) and type shortcuts (Bedsitter, 1 BR, 2 BR, 3 BR+) are shortcuts into those same filters. Results update without a full page reload; the map uses the same filter set.

List, map, and split

Qeja loads the list first so the page stays light. Choosing Map or Split loads the map library on demand. Pins represent places that have coordinates; several vacant units at one building can share a pin. The default map centre is Nairobi; zoom and pan as you explore.

Only units with latitude and longitude appear on the map. Listings without coordinates can still show in the list.

Opening a listing

Each card links to a unit page under /qeja/units/…. Typical information includes:

• Place name, unit number, neighbourhood and city
• Asking rent and deposit (when recorded), shown as KSh
• Bedrooms and bathrooms
• Photos (cover photo preferred) and amenity tags
• Free-text description from the landlord

Asking rent on Qeja is the figure the landlord published for that vacant unit. It is not automatically the contractual rent on a future lease — that is agreed when you take the unit.

Enquire and WhatsApp

From a listing you can send an enquiry (name and phone required; email optional; message; preferred channel such as message on Qeja, WhatsApp, or a call). Landlords see leads in their Qeja inbox.

Contact unlock (configuration):

• When contact enforcement is off (the common default), WhatsApp and enquire are available without buying credits.
• When enforcement is on, seekers use 1 Qeja credit to unlock contact for that unit (credits are purchased under billing / credits, separate from rent payments).

WhatsApp links use the landlord’s phone number in international format (Kenyan numbers starting with 0 are normalised toward a 254… form). Always confirm viewing times and terms directly with the landlord or their agent.

Saved searches and alerts

Signed-in seekers can save a search (you need at least one meaningful criterion such as city, neighbourhood, rent range, or bedrooms) and turn alerts on or off. Matching vacancies create in-app vacancy alerts in your Qeja alerts list. Do not assume SMS or email alerts unless the product later states that channel explicitly.

What Qeja is not

• Not a sales (buy) marketplace
• Not a guarantee of tenancy, pricing legality, or building quality — those remain between you and the landlord
• Not the full landlord ops product (that is Fayvad Property; see related guides)
