Fayvad Property for landlords

What full (managed) Fayvad Property includes: tenants, leases, rent, maintenance, dashboard, field/caretaker access, and upgrading from listing-only.

Fayvad Property is the operating system for your rental portfolio. Qeja is how vacant units from that same system are shown to seekers. This guide describes the managed (full) engagement — what you get beyond listing vacancies.

Who managed is for

Choose managed at signup, or upgrade from listing-only via unlock full Property. Managed landlords use Fayvad Property for ongoing tenancy work, not only marketing empty units.

Core modules

Dashboard

An overview of portfolio activity for the landlords you can access — occupancy-oriented and financial signals, recent payments, and maintenance activity. Data is scoped to your landlord organisation (or assignments), not every property on the platform.

Properties — places and units

Locations (buildings / places) hold units. Units carry status (for example available vs occupied), asking rent for Qeja, amenities, photos, and listing flags. The same unit record feeds Qeja when listed and vacant.

Tenants

Create and manage tenant records, run onboarding, and open tenant detail pages. Tenants who receive portal access can sign in through the tenant login and see their own rent and requests (see the tenant portal guide).

Leases (rentals)

Rental agreements live under /rentals/. You can activate agreements, record notice, and terminate according to the workflows in the app. Notice length is stored per agreement (the model default is 30 days unless you set another value) — it is a product field, not a statement of Kenyan statutory minimums.

Payments

Track rent-related payments, review arrears, and use matching tools where your office process requires them. Amounts are handled in Kenyan shillings in the UI. Online “pay rent here” for every tenant is not the primary story of the portal; history, receipts, and office matching remain central.

Maintenance

Log and progress maintenance requests against units and tenants. Field staff with caretaker access can work a focused portal for assigned units (status, maintenance, issues).

Reports

Generate operational reports from portfolio data when you need printable or exportable views for your records.

Documents

A documents module exists for storing files related to tenancies and units. It may not appear as a primary nav item in every face; managed users can still reach it when their role allows. Do not treat it as a public document vault for seekers.

Qeja leads and plans

Managed landlords still use Qeja for discovery and the enquiry inbox. Listing plans under billing apply when your organisation enforces them — the same inventory discipline as listing-only, plus full ops behind it.

Field / caretaker access

Users with field/caretaker roles land in a caretaker home after login. They can work units they are assigned to: status updates, maintenance, and complaint/issue queues. This keeps site work off the main office dashboard while staying inside the same system of record.

How Qeja connects

When a unit becomes vacant and you list it, it can appear on Qeja. When it is let again, unlisting / status change removes it from public search. Seekers never see a parallel “fake” stock — only what your ops inventory says is available.

What we are careful not to claim

  • We do not replace your advocate or claim compliance with every Kenyan landlord–tenant statute
  • We do not invent occupancy; the product is only as truthful as the data you maintain
